The Lahaina Recovery Effort: Restaurants and Hotel Zoning

The Lahaina Recovery effort continues. To date, there have been 1,390 residential properties in the burn zone of Lahaina that have all been cleared of debris. Gravel has been placed on each one of these properties, and as of mid-September, 20+ properties have already started the rebuilding process. This is a positive start, as Maui County originally estimated that it would take up to 2-3 years to begin the Lahaina rebuild.  Many residents are in the process of getting building permits, replacing their cesspools with septic, and looking forward to rebuilding their Lahaina properties. 

Restaurant Re-Openings

  • There are several restaurants on the Lahaina side that have re-opened, or are coming soon.
  • Mala, located at the end of Front Street, was one of the first restaurants to re-open.
  • Lahaina Luau has re-opened and is welcoming visitors to enjoy their food and show. 
  • Aloha Mixed Plate is back in its original spot, once occupied by Star Noodle.
  • Star Noodle will be re-opening soon, along with Honu right next door. 
  • Coco Nene, formerly known as Duckine, just opened in the same building. 
  • Royal Lahaina has re-branded their oceanside restaurant as Lahaina Noon, and their beachside bar as Pineapple Moon. 
  • Just up the road in Kahana, Captain Jacks will open soon in the old Beach House Restaurant at the Sands of Kahana resort. We are excited to have this Lahaina establishment back after the fire.
  • Many are anticipating Sale Pepe to re-open soon, and several new food trucks have opened/reopened.
  • Cool Cats is now in Kihei! Venture over to get your 50’s burger and milkshake fix at the new location.

There are so many great new spots to enjoy as well as your old stomping grounds. Kihei and Wailea also have a ton of wonderful restaurants that need your support. 

The Rise of Hotel Zoned Properties

There are currently 3 different categories for condos on Maui. Hotel/resort-zoned, Residential-zoned, or Apartment-zoned. Hotel-zoned properties are becoming more popular as Maui navigates through the Minatoya list. Many believe that owning a hotel-zoned condo will become more valuable in the long run if the county decides to phase out short-term rentals in the apartment-zoned properties. There are several resorts along the ocean that are hotel-zoned and have plenty of inventory to choose from.

What else is going on in the world of Maui Luxury?

Here are the September updates!

NAR Updates

The National Association of Realtors (NAR) has implemented significant changes following the settlement of the Sitzer/Burnett lawsuit, which will impact how real estate transactions are conducted in the U.S. These changes took effect on August 17, 2024, and focus on transparency and fairness in real estate practices, especially concerning how commissions are handled in Multiple Listing Services (MLS).

Key changes include:

  1. Removal of Compensation Offers from MLS: MLSs can no longer display commission offers from listing brokers to buyer brokers. While compensation can still be negotiated off-MLS, it is no longer a requirement to list or view such offers on MLS platforms.
  2. Mandatory Buyer Agreements: Agents are now required to have a written agreement with buyers before they can tour homes. This ensures that the buyer understands the agent’s role and compensation terms upfront.
  3. Prohibition on Filtering Listings: Agents cannot filter or restrict MLS listings shown to clients based on the compensation offered to the buyer's agent. This aims to ensure equal access to all listings, regardless of commission levels.
  4. Clear Disclosure of Commissions: Agents must clearly disclose their compensation in writing and ensure that clients are aware that commissions are fully negotiable.

These changes are part of broader efforts to increase transparency in real estate transactions and provide consumers with more control over the homebuying process.

Lahaina: A Year of Healing

One year later we remember the Lahaina we all once shared, and the people we sadly lost. The Lahaina fire was one of the biggest losses of life due to a wildfire in American history to date. We lost 102 lovely members of our community, and two are still missing. A beautiful memorial has been created along the Lahaina Bypass lined with crosses, photos, leis, and lights to remember them every day. 

Many Lahaina residents are still anxiously waiting to go back to their properties. Many of the 2,200 homes have been cleared, with gravel being placed on their property once it has passed through the stages of clean up. There are multiple companies that have been working tirelessly day in and day out to clear the debris and free the soil of toxins so all residents can return to their properties and begin rebuilding. For many it seems like a daunting process, but there are organizations that are helping make this process a little bit easier.

Just like other previous disasters on the mainland, people tend to move on and forget about the destruction of the community, as well as the survivors and the struggles they face trying to rebuild their lives. Please remember Lahaina, and the community that has welcomed you in years past. For many visitors, their memories are filled with enjoyable times on Front Street, eating at one of the many restaurants or browsing local shops for souvenirs, but it's the people that make up this wonderful community. 

Come and visit, but be respectful. Support our local businesses, such as local shops, restaurants, and food trucks in West Maui, and throughout the entire Island. Be sure to tip your servers, bellmen and women, taxi & Uber drivers, and be kind to anyone in the service industry. Other organizations that could always use help are the ones that many don't think about often, but that have been a resource throughout the year—including local cat and dog sanctuaries, Maui food bank, and local hubs that have been serving food to our residents all this time. 

Many of our Lahaina residents are still displaced and scattered across the island. More still have temporarily relocated to the mainland. Every day is a struggle. We have good days and bad days. The 8th of every month has become an anniversary, and soon it will become one full year. Everyone I know that has been directly or indirectly affected by the fires has gone through stages of grief. Many of us repeat the stages over and over. Getting to the final stage of Acceptance has been the most difficult for many. Maybe August 8th, 2024, the one-year anniversary, will help us heal and allow us to accept the reality that Lahaina is not just a place or a town, but a community of people that share their love for one another. Lahaina is unlike any place we have lived in our lives, and it’s all because of the people that share a connection to this beautiful place.

What to Expect When Buying Property on Maui

Do you dream of owning property on Maui?

Are you unsure what to expect during the buying process?

Here are five things you should keep in mind when purchasing property in Maui:

Maui is different from the mainland.

Buying a home on an island 4,000 miles away is a little different than buying a home down the street! To be successful, you’ll need a Maui real estate agent. Your agent can inform you of the market, take you on virtual showings, work within the Maui time zone to get more accomplished, and help you finance through Hawaiian banks and walk you thru the entire buying process. 

There are lots of location options!

Are you looking for an ocean oasis, or a more country feel? What about land with acres to use however you want?

Where you buy not only affects the home’s current and future value, but it also affects your lifestyle. Your agent will be able to conduct a more targeted home search if you outline your preferences in neighborhoods and nearby amenities. Here’s a checklist of items you should consider and communicate to your real estate agent:

  • What side of the island do you prefer to own? 
  • Proximity to the airport
  • Proximity to restaurants, shops and beaches
  • Health care facilities
  • Golfing, hiking, beaches
  • Length of time you plan to live in the home 

Maui has several desirable neighborhoods. Get a feel for each neighborhood by checking out the area pages at the bottom of our home page.

There are multiple property types.

Maui features condo, single family home, land, investment property, and interval ownership types. While condos and homes may be straightforward, what you can do with land depends on the zoning, investment properties can allow for short-term rentals and require management, and every interval ownership has its terms and conditions. An agent can make sure you understand the requirements for each property. 

There are two types of land tenure.

There are two different forms of land tenure in Hawaii - leasehold and fee simple. If your property is fee simple, you own the property and the land it sits on, similar to real estate on the mainland. If your property is leasehold, however, you own the property but not the land and must pay the landowner lease rent. Also with leasehold, there‘s no guarantee the landowner will renew your lease at the end of the term.

What does financing look like?

We recommend getting pre-qualified with a Hawaiian bank rather than a bank on the mainland.  Mainland banks cannot fund on short term rental properties. Getting pre-qualified is the first step in owning a property in Hawaii if it is not a cash deal. You’ll want to:

  1. Contact your agent and they can connect you with several lenders, mortgage specialist to start the pre-qualification process. 
  2. Fill out a loan application, get pre-qualified and eventually pre-approved
  3. Once you are pre-qualified and know the amount, we can set you up to receive listings within your price point so you don’t miss out on any potential dream properties.

Five Locations for Maui Real Estate in 2024

Kapalua

Kapalua is a small, refined and quiet part of the island in the north west region of Maui.  This perfect getaway is one of the most refined areas on the island, perfect for those wishing for luxury and relaxation. While Kapalua is a beautiful spot for those who love to be surrounded by tropical beauty it is also home to the Ritz Carlton Resort as well as the Montage. Kapalua is home to the world class Plantation golf course. The Plantation has been hosting the prestigious PGA golf tournament the beginning of the year (Jan 4-7, 2024). Even if you don’t normally watch golf on TV this golf broadcast has the most breathtaking footage of the Pacific Ocean, Molokai in the distance and the West Maui Mountains. Wailea

Wailea, which was named after the goddess Lea, was once a designated fishing town for Maui locals. Wailea literally translates to “water of Lea,” who was the goddess of canoe builders. Wailea is a beautiful tropical resort area that brings tons of people to its shores! Wailea is full of warm, sandy beaches, clear blue ocean waters, and bright green golf courses - the perfect mix of activity and relaxation. Shops & restaurants are nearby for convenient access. The real estate in Wailea ranges from upscale single-family homes to residential condominiums as well as condos that can be rented on a short-term basis.

Kihei

Once upon a time, Hawaii’s royalty would gather in Kihei. The area follows the coast, making it easy to spot Maui’s neighboring islands against the famous Hawaiian sunset. With six miles of sandy white beaches and clear blue water, this southwest Maui area is full of vivid, colorful scenery. Kihei homes are the perfect place for catching some unforgettable sights! Upcountry

Makawao for those that enjoy a little less rain. Pukalani (hole in the sky) for those who enjoy the least amount of rain and Kula for those who enjoy a drier higher altitude lifestyle.

Wailuku

Located at the mouth of the lush Iao Valley, Wailuku is a quaint, history-rich town near the West Maui Mountains. In 1790, King Kamehameha defeated Kalanikūpule of Maui and Oahu to unite the Hawaiian Islands in the Battle of Iao Valley, which occurred in Wailuku. In the 1800s, Wailuku became the monarchy’s center. Even today, Wailuku houses Maui’s federal, state, and county buildings. Maui’s main hospital is located here as well. Wailuku is the place to be if you’re looking for history and institution! Wailuku is the fastest growing community on Maui. The overwhelming majority of housing sold in Wailuku is new developments.
